What to Expect From Your Inspection

A&D Home Inspectors, LLC offers an extensive and methodical property inspection followed by a comprehensive written analysis of the inspector’s findings. You will be provided with a detailed inspection report within 24 hours after the inspection.

Inspections and reports conform to the Louisiana State Board of Home Inspectors’ Standard of Practice and Code of Ethics. The State of Louisiana requires that all home inspectors be properly trained, insured and licensed in accordance with the Louisiana Home Inspector Licensing Law Chapter 17-A.

Home Inspections consist of a readily accessible areas including:

  • Exterior/Grounds

    Wall cladding, flashings and trim, all doors and windows, decks, balconies, stoops, steps, porches and railings, eaves, soffits, facias, vegetation, grading, drainage, driveways, patios, walkways and retaining walls.

  • Roofing

    Roof coverings, roof drainage components, flashings, skylights, chimneys & roof penetrations and signs of leaks.

  • Plumbing

    Water supply & distribution system, interior drain, waste & vent system, hot water system, chimneys, flues & vents, fuel storage & distribution piping and sump pumps.

  • Electrical

    Service drop & entrance conductor cables, service equipment, main disconnect device, main & sub-panels, interior panel components & service grounding, branch circuit conductors, their overcurrent devices, ceiling fans, lighting fixtures, switches & receptacles, polarity & grounding of all receptacles tested, test ground fault interrupters and arc fault circuit interrupters. The home inspector shall also report on the presence or absence of smoke detectors.

  • Air Conditioning and Heating

    Permanent heating and cooling equipment, normal operating controls, chimneys, flues & vents, fireplaces, ductwork and the presence of heat/cool source in each habitable room.

  • Interior

    Walls, ceiling & floors, steps, stairways, balconies & railings, countertops & cabinets, doors and windows.

  • Insulation and Ventilation

    Insulation & vapor retarders in unfinished spaces, ventilation of attics and foundation areas, kitchen, bathrooms & laundry venting and operation of accessible attic ventilation fans.

  • Built-in Kitchen Appliances

    Permanently installed dishwasher, range, cook top, oven, trash compactor, garbage disposal, ventilation/range hood and any other built-in appliance.
